Landlord Services:


Basic is our advertising only landlord service for hands-on, experienced landlords that would like access to property portals such as Rightmove for marketing purposes. This service can be tailored to include “bolt on” features such as current rental market valuations with a local property expert, accompanied viewings or full credit checks and references.

We would advise that this service is only used if you live locally, are up to date with current regulations and legislation surrounding residential lettings and have experience in tenancy agreements and managing rental properties.


Essential is our Let Only service for landlords who want to take control of the tenancy once the tenant has moved in to the property and includes:

  • Market valuation with a local property expert including advice on any works required
  • Photography and marketing on property portals
  • To Let Board
  • Accompanied Viewings including evenings and weekends
  • Regular feedback on viewings and applications
  • Full referencing and credit checks
  • Initial Right to Rent checks
  • Signed tenancy agreements
  • Legionella Risk Assessment
  • Collection of first month’s rent
  • Check In with the tenant
  • Registration of tenant’s deposit with TDS Custodial and prescribed information passed to relevant persons

This service can be tailored to include “bolt on” features such as inspections, check outs, floorplans, renewals and rent arrears chasing (to 2 phone calls and 2 letters).


Premium is our Fully Managed service for landlords who prefer not to be directly involved in the letting of their property and would like to leave it in the hands of a fully qualified specialist letting agent. We take care of everything included in the Essentials Package but continue to manage the property up until the tenancy ends and beyond. This includes:

  • Initial meter readings and contacting utility suppliers
  • Monthly statements and rent collection
  • Rent arrears chasing (for a period of 3 months)
  • Routine Inspections including the testing of smoke and carbon monoxide alarms
  • Organising of maintenance and repairs, including annual gas safety certificates
  • Electrical Certificate Reminder
  • Key copying/Spare keys held
  • Tenancy renewals and rent reviews
  • Serving of legal notices
  • Check out, including dilapidations works and deposit dispute handling
  • Re-marketing of your property for re-let
  • Photographic inventories


VIP is our exclusive landlord management service, which includes all the features of Premium and some extra peace of mind along the way:
